Re weather, not good news I'm afraid. Try www.weather.com and put in Faro at the top. You could try Portimao but the observations originate from Faro. A 10 day forecast will appear and the first 5 days of it are normally about 80% right. After that it gets a bit iffy. They also fine tune about 3 times a day. Make sure you go to Albandeira beach if it gets windy. Enjoy the trip.

On offshore go to Soveriegn they are really very good and provide good solid advice without trying to push you down the most expensive - and profitable route for them.

I saw an article last week in The News stating that the authorities would with almost immediate effect,insist that the declared price and actual price were equal which means that full SISA is now payable by the purchaser. It also indicated that this new law would not be retrospective - in realality it can't be as where in time is the line drawn. As far as I can see, this makes real estate already held in offshorute vehicles more attractive to prospective buyers - ie no SISA, despite the latest attempts by the Government, in the form of new much higher local authority tax legislation to disuade the use of such vehicles. I have also heard that the higher local tax on offshore company held property may well yet prove to be too much of a burden for the local authorities due to the mass of new tax returns likely to be submitted for processing. The offshore route still offers protection against inheritance tax and CGT so well be worth the short term expense in exchange for longer term benefits. However, I agree the decision making process is not easy in the absence of any crystal clear interpreations of the laws.

All the no frills airlines from time to time give free flights. Ours was with bmibaby from Cardiff and I would travel from there again - so easy, quiet, easy parking close to terminal, and the planes were on time there and back!! Obviously it depends where you live - we're pretty central so can use many airports.

Don't know if I should tell you this or you may all get there before me!! Tick the box on the websites that says do you want to receive email offers. That's how I get all my deals! Never paid more than £27.50 yet for a flight to Faro!!

Ref Carvoeiro Sol Hotel

Stayed there last weekend - it's very cheap now and includes breakfast which is plentiful. You can also make up some rolls etc and take for lunch! All you end up paying for is eating out at night and drinks! Oh .. and of course pancakes at the icecream shop .. delicious!! Can't tell you what the dinners are like as we never ate at the hotel - we like going out instead! We used a restaurant (can't remember name!) just up from Mirachoro Hotel and opposite road to Algar Seco and Primerva (?) restuarant. It's tables are in burgundy/white colours. The service was great and the food even better - especially the fish cataplana. O Patio was also its usual excellent standard and wonderful fish again! It was also very handy being so central to the village and beach. It meant we could wander back when we wanted something - especially the loo!

I would say take the hotels cheap room rates at the moment, you can't cater any cheaper. Also for weather look at Portimao as well as Faro - sometimes a bit more accurate.

As for the pros and cons of ownership - I have no regrets at all, I really enjoy knowing we have a base in Carvoeiro and it has been good to be able to decorate and furnish our apartment to our taste. We are looking forward to many more stays there, and hopefully upgrading to a villa some time in the future.

It is important to have reliable management locally, someone you feel you can trust, as it is not always possible to come out every time something goes wrong.

We bought an apartment earlier this year and had to buy through an offshore mortgage as a condition of our mortgage with Abbey National. With hindsight I would have gone to Totta e Acores and kept the ownership private. The ongoing costs of maintaining an offshore company are quite high (£800-£1000 per year) and the only benefits that I can see are no SISA to pay (by the buyer)when you sell, which may make your property more attractive, and no capital gains either.

If the property is already offshore then you are probably better off keeping it offshore as otherwise you will then have to pay the SISA which would be around 10% of the price of most of the properties in Carvoeiro (it's a sliding scale based on the selling price, but even our apartment came into the top band!).

There are also new rules being introduced which apply to offshore companies, and means that you will be taxed at a percentage of the rateable value of the property, as they assume that you will rent the property. It is going to be necessary to employ an accountant locally to make sure you comply with the new rules.

It's a difficult subject and we are still novices - maybe someone with more experience can shed more light ...

Just got back from a long weekend in Carvoeiro. It was lovely! Even the odd bit of rain didn't spoil the break! (First time I've experienced rain in 16 years!! so can't complain!) It was still a lot hotter than back here in the UK - the change in temperature back at Cardiff Airport was a real shock to the system!!

We still sunbathed on the beach and round the pool so that can't be bad for November can it? Looking for next February now - can't wait!!

Re Villa re paint. We used a recommended Brit Glynn Jones who has been in the area for quite a few years now. He actually used the best materials as against saying he would (it would appear quite a few say they will but don't) Our villa was done inside and out and included all the cuboards and doors and the shutters inside and out. Re; 6 bed villa

I'm sure your friends/family are lovely .. but ... how about looking for 2x3 bed villas?

Believe you me it can be very beneficial to have some distance! Trust me! I have a lot of experience of holidaying with friends and unless we're two couples (plus or minus their offspring family!) we always go for more accomodation. It works brilliantly!!
